In Pittsfield, a three-bedroom ranch on the north side sold for $389,000, slightly above asking price, reflecting continued demand for move-in ready homes in the $300,000 to $450,000 bracket.
Across the border in Litchfield County, Connecticut, a lakefront cottage on West Lake Road in Salisbury fetched $875,000. The sale included deeded boat access and a private dock, a feature that has become increasingly rare in that market. Meanwhile, in Torrington, a two-family home on Grove Street sold for $310,000, drawing interest from both owner-occupants and small investors. Real estate agents note that multi-family properties in that area are seeing multiple offers within the first week of listing.
In Columbia County, New York, the highlight was a 12-acre parcel with a barn and a renovated farmhouse in Claverack, which sold for $1.4 million. The buyer plans to use the property as a weekend home, according to the listing agent. A smaller three-bedroom cape in Hudson sold for $455,000, a price point that remains popular with first-time buyers. Countywide, inventory is still tight, with about 2.1 months of supply, down from 3.4 months a year ago. Agents say that homes priced correctly are still moving within 30 days, though they expect a slight slowdown as the summer season winds down.
