Pinellas Beaches Real Estate July 17-24

For the week of July 17 through July 24, the real estate market along the Pinellas County coastline showed a familiar pattern: fewer transactions than the spring peak, but no major price drops. Across St. Pete Beach, Treasure Island, and Madeira Beach, a total of 12 single-family homes and condos changed hands during that period.

On St. Pete Beach, the action was mostly in condos. A two-bedroom unit in a beachfront building sold for $525,000, while a larger three-bedroom condo with a direct gulf view went for just under $890,000. No single-family homes closed on the island that week, which agents say is typical for the slower summer season.

Treasure Island saw a mix. A renovated mid-century house on a canal lot sold for $1.1 million, reflecting the continued demand for waterfront property. A smaller condo near the public beach sold for $410,000, marking one of the more affordable options on the market.

Madeira Beach had the highest volume. Four condos closed, with prices ranging from $375,000 for a studio unit to $720,000 for a two-bedroom with a boat slip. One older single-family home on a non-waterfront lot sold for $625,000.

the median sale price across the three beaches for that week was roughly $585,000. That is down slightly from the June median of $610,000, but still well above the same period last year. Inventory remains tight, with most listings going under contract within 30 days. Local agents say buyers are still active, but they are taking more time to compare properties and negotiate terms.
