Pinellas Beaches Real Estate July 4-11

The week of July 4th through July 11th brought notable activity to the Pinellas Beaches real estate market, with a mix of condos and single-family homes changing hands across St. Pete Beach, Treasure Island, and Madeira Beach. Buyers appeared eager to close deals during the holiday period, snapping up properties that ranged from modest waterfront condos to updated coastal bungalows.

On St. Pete Beach, several units in mid-rise buildings sold near the Gulf, with prices hovering between $400,000 and $700,000. A two-bedroom condo with direct beach access closed at $625,000, reflecting steady demand for turnkey vacation rentals. Treasure Island saw a higher volume of sales, including a renovated three-bedroom home on a corner lot that went for $850,000. Real estate agents noted that properties under $1 million are moving quickly, often within two weeks of listing.

Madeira Beach recorded a handful of sales, mostly in the $500,000 to $900,000 range. One standout was a four-bedroom house with a private dock, which sold for $1.2 million. While inventory remains tight across all three communities, the July 4th week proved that buyers are still willing to pay a premium for beach-adjacent living. Sellers who priced realistically saw multiple offers, while overpriced listings lingered. As summer continues, local experts expect the pace to hold steady, driven by out-of-state buyers and locals upgrading their primary residences.
