Rehoboth Beach has long been the crown jewel of Delaware's shoreline, but its soaring home prices and tourist crowds are pushing savvy buyers to look elsewhere. A handful of lesser-known beach towns along the state's coast are now drawing attention from those who want ocean access without the premium price tag.
South of Rehoboth, the small community of Bethany Beach offers a quieter pace. It lacks the boardwalk chaos but still provides easy beach access and a walkable downtown. Further south still, Fenwick Island sits right on the Maryland border. It is often overlooked by out-of-state buyers, which keeps inventory more affordable. Properties here tend to be smaller cottages and condos, not sprawling vacation homes.
On the northern end of the coast, Lewes is gaining traction. It is technically a bay town, not directly on the ocean, but it has a historic district, a working harbor, and ferry service to Cape May. Buyers like that it feels like a real year-round community, not just a summer rental zone.
Then there is Slaughter Beach, an unlikely name that actually works in its favor. It is a tiny, quiet spot on the Delaware Bay known for horseshoe crabs and birdwatching. Homes there are a fraction of the cost of oceanfront property. The trade-off is no waves and limited dining, but for someone who wants a cheap weekend place near the water, it is hard to beat.
Real estate agents report that these towns are seeing more offers from remote workers and retirees who are priced out of Rehoboth but still want to be within a short drive of the beach. The key is patience. Inventory is low everywhere, but in these under-the-radar spots, a buyer who acts fast can still find a deal.
