The incident was revealed by prominent broker and reality television star Ryan Serhant, who detailed the precarious situation during a recent interview.

According to Serhant, the potential buyer was utilizing AI tools to conduct due diligence on the property. The algorithms, scraping various data points from across the internet, generated a misleading and significantly negative report about the building. This automated analysis incorrectly assessed the property's value and conditions, creating immediate doubt and hesitation for the interested party.

"The AI basically spit out this report that said the building was terrible," Serhant explained. The false information threatened to collapse the transaction entirely, forcing Serhant and his team into a reactive mode. Their solution was to bypass the digital intermediary and re-establish human-to-human communication.

The brokerage swiftly organized an in-person meeting with the building's ownership and management. This direct engagement allowed them to systematically debunk the AI's inaccuracies with factual data, official documentation, and firsthand accounts. The successful human intervention reassured the buyer, salvaging the multi-million dollar agreement at the eleventh hour. Serhant highlighted the event as a cautionary tale, emphasizing that while AI is a powerful tool, it cannot replace nuanced human expertise and direct verification in complex, high-value negotiations.
