A new office development is taking shape at Watters Creek, with Dallas-based firms Pillar and KDC joining forces on a seven-story tower. The project will bring 225,000 square feet of Class A office space to the bustling mixed-use district in Allen, a sign that demand for high-end workplaces remains strong in the northern suburbs.

Construction is expected to begin later this year, with completion targeted for early 2027. The building will sit on a site near the existing Watters Creek retail and dining area, giving future tenants direct access to the walkable shops, restaurants, and green spaces that have made the development a regional draw.

Pillar, a real estate investment firm, will own the asset, while KDC will handle development and construction management. The two companies have worked together before on projects in the Dallas area, and both see this as a natural extension of their focus on high-quality suburban office product.

The announcement comes at a time when office vacancy rates in Dallas-Fort Worth remain elevated, but well-located, amenity-rich buildings are still leasing at a steady clip. Pillar executives said the project responds to a shortage of new, large-block office space in the area. The last major office delivery at Watters Creek was more than a decade ago, and since then, the surrounding residential base has grown significantly.

KDC, known for building corporate campuses across the region, will manage the construction process. The firm has a track record of delivering large-scale projects on time and within budget, which was a key factor in the partnership.
