The sprawling 52-acre property known as Elk Mountain Lounge in Aspen, Colorado, has finally found a buyer for $33.515 million. The sale marks the end of a long and winding journey for the estate, which was originally listed for $125 million more than a decade ago.

The property, owned by billionaire industrialist Bill Koch, had been on and off the market since 2011. Over the years, the asking price dropped dramatically as the luxury real estate market shifted and the estate struggled to attract a buyer at its lofty initial valuation.

Elk Mountain Lounge sits on a prime piece of land near the base of Aspen Mountain. The estate includes a main lodge with multiple structures, offering sweeping views of the surrounding peaks. The property was designed for both privacy and entertaining, with amenities that include a heated outdoor pool, a tennis court, and extensive landscaping.

Koch, the brother of the more famous Charles and David Koch, made his fortune in the energy and chemical industries. He purchased the land in the 1990s and developed it into a personal retreat. The sale price, while far below the original ask, still ranks among the higher transactions in the Aspen area for a single-family estate.

Real estate agents familiar with the deal noted that the final price reflected the current market conditions and the property's unique characteristics. The buyer was not disclosed. The sale closed in late 2024, ending a saga that saw the estate listed with multiple brokers and subjected to several price reductions.

For context, the $33.5 million sale is a fraction of the $125 million asking price from 2011, but it still represents a significant sum for a mountain retreat. The property's long time on the market highlights the challenges of selling ultra-high-end real estate, where the pool of potential buyers is extremely small and the expectations for price and condition are very specific.
